We’re excited to announce that this private Avalon, NJ residence received an Award of Merit in the 2026 Excellence in Structural Engineering Awards from the Structural Engineers Association of Pennsylvania (SEAoP, formerly DVASE).
We partnered with Asher Slaunwhite + Partners and JG Popper Custom Builders on this 7,400 sq. ft., four-story home in Avalon’s High Dunes, where elevated siting and expansive views demanded innovative multi-level cantilevered structural solutions. The result is both Avalon’s most expensive home ever listed and a clear example of how thoughtful engineering can support bold architectural vision in a challenging coastal environment.
About the Project
A fully glazed rear façade, including corner windows, required extensive steel-framed cantilevers to maintain openness without compromising performance. Overhanging shade structures with faux timber rafter tails serve both functional and aesthetic roles, engineered for long spans with precision.
Board-formed concrete walls act as both primary structure and architectural expression, anchoring the home against dune and wind forces while reinforcing its clean geometry. Exposed interior steel further highlights the integration of engineering and design.
Built into steep dunes, the residence relies on complex retaining systems and pile foundations to stabilize the site, allowing it to rise seamlessly from the landscape. Every element—from cantilevered decks to elevated terraces—reflects a balance of structural rigor and architectural ambition.
The result is a landmark residence that demonstrates how precise engineering enables bold design, expansive spaces, and uninterrupted coastal views.
